Need help with down payment to buy a home?

Many home buyers need help with down payment to buy a home; This is a challenge that many cannot overcome. It has just gotten a little easier with the introduction of N.C. Home Advantage™. This new mortgage program which will start March 1st 2013, will help homebuyers by providing down payment assistance up to 3%.


Some major bullet points are:

  • 3% down payment assistance.
  • DAP is forgiven after 15 years
  • 640 minimum FICO score.
  • $ 85,000 maximum income limit.
  • No program limit on purchase price.
  • Used with FHA, USDA or VA.

 

I believe most of these loans will be used with an FHA first mortgage. FHA has a minimum requirement of 3½% down. If the borrowers have a 3% DAP then only ½% more will be needed. I will repeat this; the borrower may be able to do an FHA 30 year fixed rate mortgage with only ½% down payment from their own funds.

Mickie and I will be making a donation since we’re at a loss as to what we can do and our grown children will be with us for the holidays, so like so many we are heartbroken during a normal time of joy.

I hate the feeling of being helpless to do anything and this at least let’s me think I can be part of a positive action.

I am very leary of “fund raising” during times like this and skeptical of many of the National Organizations really “getting the money to those who it’s intended for”.

So when I saw that this was the Local United Way that works in that part of CT and have staff members who live in Newtown was working with a local Bank – I thought I’d share this.

We have heard studies about the benefits of seniors keeping in touch with others online. Connecting with family and seeing the photos and videos of grandchildren is perhaps the image that comes to mind. But what of our eldest senior friends, has the computer age passed them by?

“While keeping in touch with tech-savvy children and grandchildren is one major motivator for seniors to learn how to surf the net, recent research from Case Western Reserve University points to another potential benefit. Scholars found that seniors who use technology are more socially engaged and have higher self-esteem than older adults who don’t use technology.”

Seniors May Not Want to Learn Computer Skills

If you are working with seniors in the youngest of the age groups, this is useful information about the value of the social online network. They can easily learn to go online independently and receive all the stimulation and self-esteem they desire. But what about those who are really much farther past retirement age? The skills can be prohibitive. How can you help them?

“According to a recent report by the Pew Internet & American Life Project, 53% of adults over the age of 65 use the internet or email. Of that group, 70% use the internet everyday. Unfortunately, this percentage drops as seniors get older, with only 34% of adults 76 and older using the internet.” With less ability to control computer access and less familiarity with computer skills, the older seniors are less likely to take the leap and dive in to high-tech life? Here are some tips for bringing this world to their lives and enrich the quality of their home care.

Sit Together with Elderly Parents to Go Traveling Online

Listen to your senior care client or elderly parent and have them tell you about their travels. Where have they gone? Who did they visit? What veteran posts did they serve on? If you can invite them to share a few memories with you, then you can research online to find current websites about these places, perhaps view photos of the land they may have walked on in earlier days.

Then sit with them at the computer, or with a new computer tablet or laptop in their laps, and go to these websites together to see the land, the videos, the photos, and the people. Invite your dear senior to tell you more of their thoughts and loves as they reflect on these images with you.

Rather than asking an elderly friend or client to figure out how to use a computer alone, you can make this more of a time of tender reflection together. It can be deeply meaningful. In their lives, having pictures from around the world was not as commonplace as it is for us today. You can give them that gift. You can even take a trip to a different land each week together.

View Your Dream Travels Together at Home

Why limit yourself to places they have been? Ask your senior friend where they long to go. What special places did they really wish to visit? More than the images of places they have seen, this can serve as a short trip each week into their dreams and deepest desires.

Find out about a few ideas from them, and then look up the right websites for them. Sit at home together and let them type the links into the computer browser, or have you type them. Typing is not the problem here. Just watch together as the dream comes live on the screen for them. As with travels into the past, you can go to a new place each week in the most stress free way you can.

Let us not worry our elders about needing to learn typing skills for their home care if they are not inclined. Make it easy, travel the world together on their lap.

A colleague shares her story, “With my step-dad lying in bed during the last week of his life, our desire was to connect the most distant family member to say good-bye. At age 87 this was not easy, but the miracle of the laptop made it possible. Senior Care NC: Hospitals are Lonely Places — How a Sitter Would Help You

Have you left a family member in the hospital and gone home worrying, or stayed late or through the night just to be sure they were not crying out alone and unheard?

Each hospital bed has a buzzer. The patient can easily call for help!

Why do you need more care than that? What if your elderly parent fell? It takes time for a nurse or nursing assistant to get to the room. What if your elderly relative can’t communicate clearly enough to identify the problem?

There are some nurses who are just so sensitive and wonderful that they instinctively guess right, feel a patient’s needs, and proactively set things out in the right place to avoid mishaps. Not every nurse can be that perfect every day with every patient. Nurses are human and often tending to emergencies for several people at once.

Nurses give doses of meds on schedule. That’s all a patient really needs!

If it is not a matter of vital signs, or doses of medication, the simpler needs may not fit into the nursing schedule. Here is a list of some of these:

• something is pinching and he rolled over on the catheter tube and can’t flip back
• she took her dentures out and left them on the food tray, never to see them again

• he headed for the bathroom and forgot he had an IV cord attached

• she has the sun setting in her eyes and needs help with the window blinds

• he forgot where the buzzer was and is pushing on the television remote instead

You can see these situations as humorous, but honestly if you were in pain and stuck in a bed and unable to get up and do for yourself, would these things bother you? Of course they would. It is the difference between basic minimum care and the quality of life that helps you begin to feel better.

Why pay a sitter to be there and read a book?

Let’s go over this one “sense” at a time:

• listening – they can hear breathing changes, whispered needs, machines beeping, liquids dripping

• smelling — you know what there is to smell, right?

• seeing — the expression on a face too proud or helpless to call the nurse

• talking — with kindness so your loved one hears a soft and caring tone

• just being — so she is not alone, so he does not feel abandoned

The same reason you want to be sitting there is the reason you want a sitter there when you aren’t. You can hire hospital sitters by the shift. If you preplan for a hospital sitter you have met and hired, that knows or has met your family member, then you can communicate all the sensitive issues and needs you wish and know someone with the big picture is there and able to really be your eyes and ears.

What if you miss the doctor each time, even though you tried your best?

Isn’t it frustrating when you come every day at what you think is the right time and you just missed the doctor’s round because they changed schedule that day? If you have a sitter there who is aware of the issues and concerns you have, they can take notes in a journal for you, ask your questions for you and write the answers for you. You can really be in two places at once.

The sitter can’t do any of the medical caregiving tasks and must stay out of the way when procedures are happening, but the simpler tasks, the ones you would do, can be done while you work, during the night while you are home caring for children, for any shift. It is so much more than you might think. This is peace of mind.

Healing the heart can help heal the patient.

Sitters warm hearts, not just seats. If we were robots, then a few tweaks and bangs, a can of oil and we’re good. We have hearts. We feel loneliness. We feel frightened. Only the warmth of a caring heart can console your loved one when you are not there. Plan for the next hospital visit to be a different and much happier experience for all of you.

How A Raleigh Short Sale Can Help Save The Raleigh Housing Market

Raleigh NC – Short Sales and foreclosures have a big impact on home values. But, how they affect them varies dramatically. Every short sale helps stabilize the housing market.

The reason is because short sales sell for much more than a foreclosed property does. Most short sales have a homeowner who still lives there. The homeowner has kept the home in good shape.

They mow and water the lawn, trim the bushes, and keep up on the house. Now, let’s contrast this with how banks keep up on their foreclosed properties.

A bank usually takes 2-6 months to put a foreclosed property up for sale. Sometimes they take even longer. They usually do not turn the power until the home is put up for sale.

So the house sits empty. In the summer mold will grow on the walls inside. In the winter water pipes can freeze and break. Water may even leak all over the house.

The lawns are rarely watered or mowed. The homes are simply not kept up. As a result they sell for substantially less than a short sale or traditional sale.

Here is a good example. A house was listed for sale as a short sale. A $ 310,000 offer was obtained. The short sale was not approved. The home was foreclosed upon and sold as a bank owned property.

It sold for $ 225,000. Buyers know that they can get a better deal on a bank owned home. So they start their offers at a lower price.

The bottom line is that short sales help support home values. So the next time you see a short sale seller, thank them for supporting home values, and as a result the entire economy. Thinking about a short sale?
